A Sellers Agent:
Works on the behalf of the Seller
The Listing Agent, as well as the whole agency, will have fiduciary responsibility to the Seller
When showing the Listings of another agency, we represent that Agency unless there is a Buyer Broker Agreement.
Must disclose to potential buyers or tenants all adverse material facts about the property known by the broker.
A separate written listing agreement is required which sets forth the duties and obligations of the parties. An agreement with a Seller takes precedence over all subsequent Buyer Agency agreements.Tamarack Realty, Inc. will expose Sellers Property to all offices in the area.
Exclusive Listings will be put on MLS and its Web site within 2 days of receipt.Seller pays the fee.
A Buyers Agent:
Works on behalf of the Buyer
Fiduciary responsibility will be given to the Buyer for all properties NOT listed with Tamarack REalty, Inc.
Buyers agent as well as the whole agency will have fiduciary responsibility to the Buyer.
A separate written listing agreement is required which sets forth the duties and obligations of the parties. An agreement with a Seller takes precedence over all subsequent Buyer Agency agreements, established by Tamarack Realty, Inc.
It is our duty to use our expertise to help the buyer find a suitable property, acquire it at a price and on terms suitable to the Buyer. We can not make your decisions for you or take responsibility for your decisions.
Buyers Agent will provide Source(s) of information about the property, neighborhoods etc to Buyer.
